Step 1: Valuation

You'll be introduced to your very own local Property Genius who'll be able to answer any questions you have and provide you with a valuation. It's the first step to getting to know you and your needs.

Step 2: Getting to Market

Time: 24 - 48 hours

We'll need to create a listing and to do that, we'll arrange to photograph your property in the best light, create a detailed floor plan and a brief and accurate description to entice potential tenants. You'll also be provide with access to the 'My Area' section of our website to keep track of the progress day or night.

Step 3: On the Market

Time: less than 30 days

We'll advertise on Rightmove, the UK's largest property portal and onthemarket.com, the UK's third largest portal. We'll process all enquires and arrange viewings including providing feedback for each viewing. 

Step 4: Referencing

Time: 1-7 days

Congratulations! Once you've accepted an offer, we'll run all the checks needed to reduce the risks of renting. We use an online system called Goodlord to carry out the checks and provide a detailed report. Once you're happy to proceed, we'll create the tenancy documentation. Being an online platform, there's nothing to print, and nothing to post, so you can easily complete the documention in your own time.

Step 5. Check In

Prior to welcoming your new tenants at the property to walk them through everything needed and hand over the keys, we'll collect the rent and tenancy deposit. We'll even compile a fully conditioned inventory to make sure your property is returned in a suitable condition.

Rent Collection

We'll collect the rent from your tenants when its due and provide you with a detailed statement of account which your accountant will love. And if your tenants don't pay, we'll work hard through the process to fix the problem.

Maintenance Issues

If your tenants develop an issue, we're on hand to get it fixed with our tried and trusted contractors we have every trade covered. Tenants can report issues to us day or night and we can respond to emergencies. 

Property Visits

Its good to keep in touch with your tenants semi regularly to make sure everything is running smoothly. So we'll arrange for seasonal informal visits just to make sure the property is being looked after and there's nothing to worry about.


Now you have tenants, its good to keep them! We'll make the necessary arrangements about 2 months prior to the end of the tenancy and formalise any new agreement or periodic extensions. 

Check Out & Deposit Returns

Once the tenants give their notice, or you need the property back, we'll formally begin the process to end the tenancy and if needed begin re-advertising the property. We'll arrange to meet your tenants at the property to hand back the keys and compete another fully conditioned inventory. We'll compare the two reports and arrange for any cleaning needed and negotiate with the tenants any deductions.

You'll want to know as much as your can about your potential tenants, and the best way to do that is through a reputable referencing agency to asses not only a full credit history, but also obtain current landlord and employment referencing. You'll also need to check passports and visas for every adult as part of the right to rent scheme.
