Our role is to document the condition of everything we see which would include any issues found at the start of the tenancy that wasn't resolved or rectified (such as marks on the carpet or walls)
Unfortunately no. Once the keys are handed back, the landlord has 'possession' of the property. They are under no obligation to allow you access once more. Any issues must be rectified before the tenancy end date as ample time is given.
The check out inventory is very detailed and will take some time to complete. As such, it's best to leave us to it but you're welcome to visit at the end, once the report has been completed to go through any issues together.
You will. It's a condition of your tenancy agreement to provide a forwarding address at the end of your tenancy. We won't be able to return the deposit without it.
If we have arrived at the property for the check out to find you're not yet ready to hand over the keys, we may have to reschedule and you'll incur a £60 inc VAT fee. You may also have to pay additional rent calculated on a daily basis.
If your property is suffering from mould, you should clean it away, regardless of responsibility as it could be a detriment to your health otherwise. If the cause of mould has been found to be through condensation, then this would be your responsibility and you'll need to ensure that this is not only cleaned away but any other damage which may have been caused to the property as result, such as painting if rectified as well.
As part of the process, we'll compare the original check-in inventory, with the check out inventory and look for differences. We are looking to make sure they are the same, but it's those differences that are crucial.
Unfortunately no. We need to carry out a check out inventory and then spend some time comparing the two to make an assessment.
We aim to return your deposit as soon as possible (within 10 days is the working time frame). This can sometimes be longer if we need to arrange works with contractors such as cleaning or rectifying any damages. To ensure your deposit is returned quickly, please ensure the property is returned in a suitable condition as explained in the check out instructions document.
