The camera

They say a picture is worth a thousands words, and that's never more true than in property listings. The type of camera used is crucial because a camera that's not up to the job won't be able to capture the space in one image, or get the lighting right. We use a Nikon Digital SLR D3000 with a wide angle lens.

Other than the fancy name, it means we can capture more of the space, especially in smaller rooms showing corner to corner in a single frame giving a better perspective.

The finer details

  • We make sure all our photos are correctly orientated (landscape)
  • We adjust for lighting differences to make sure every photo looks their best
  • We make sure all curtains and blinds are open
  • Toilet seats are down
  • Lights are on  

We generally will take a photo of the outside of the property and a photo of each of the main rooms. It's important not to go to overboard and take too many photos as the idea is simply to give a positive impression of the property, rather than a detailed inventory!

Floor plan

Many agents don't use floor plans for rental properties but it should be strongly encouraged. Floor plans help prospective tenants and buyers get a sense of layout and scale - they enhance the photos and can make the difference between someone dismissing your property because they think it doesn't come with a separate kitchen when in fact it may do.

Property & Room Descriptions

Agents have been known to take more than a few liberties when it comes to property descriptions,  whether that's being overly colourful, or missing out concerns entirely. It's about striking a balance between the two, making sure a property lives up to the love it deserves, but equally being honest at the same time. 

In addition, we provide descriptions of what is provided in each room, which is especially useful for furnished properties. 

It all comes together to ensure our property listings are the most complete, most accurate, and all the more appealing to prospective tenants and buyers.
