1. 1.I’m currently using an agent. Can I use Property Genius as well?
   

1. 1.Can I alter the page layout myself?
   

I’m afraid not. Our view is if each property page has the same look and feel, then each returning customer becomes more accustomed to the site without having to adjust to different layouts rediscovering where the information they need is found.

2. 2.Is there a limit to the number of properties I can add?
   

Not at all! Add as many properties as you like.

3. 3.Is there a limit to the number of Photos I can submit?
   

There are seven photos you can initially submit, however if you would like to add more photos, simply e-mail us across any additional photos you would like to submit. With that in mind, you can submit 100s, if you really wanted to!

4. 4.Why do I need to submit a photo?
   

Aside from the saying, ‘a picture says a thousand words,’ we would like to maintain as much consistency throughout the site as possible.

1. How can the free service remain free?

We hope that by offering a place for landlords to post their properties hassle free and in a way that reaches a large audience, our customer base will grow and grow. With that, we hope to advertise the benefits of our managed service on top of the free service. We also run relevant Google adverts on the property listing page to help with our financial aspects.

2. 2.Are the fees negotiable?
   

We believe in honesty and transparency over doing a deal. We are one of the few services/agents who publish our charges because of this very reason. Many agents have a ball park figure of their fees but will only alter them if they feel your business is worth it not. We have looked what landlords and tenants are commonly charged and have published our prices to come in much lower. 10% average vs our 6% for example. We guarantee to beat any other service on price.

1. I’m currently using an agent to market my property. Can I use Property Genius as well?

You should check with your Term of Business with your current agent as some can be sneaky, but in almost every case, yes you can!

Tenancies >

1. 1.What happens to Tenant’s Deposits?
   

We are registered with the DPS, the only custodial scheme setup and recognised as part of the tenancy deposit protection scheme. Once we received the deposit from the tenant, we make a BACS transfer to the DPS account where they will hold onto the funds until the end of the tenancy. Once both the landlord and tenant is in agreement that there are to be no deductions, the tenant and us logs into the DPS website and confirms the release of the funds.

2. Do you chase rent arrears?

As part of the ‘Smart’ service or the ‘Genius’ service, rent is chased by Property Genius if the tenants fall behind with payments.
